Cost drivers specific to this market
Mixed construction types. Marion County's industrial stock ranges from steel pre-engineered buildings — which are the cheapest to demolish and generate real scrap offset — to poured concrete and masonry that generate heavy tonnage. Confirm which one you own before you compare bids.
Agricultural site history. Fuel tanks, pesticide and fertilizer storage, and old dip vats are all real possibilities on rural Marion County parcels. Any of them can turn a demolition project into an environmental assessment. Ask the question during scoping rather than discovering it with an excavator.
Haul distance. Rural sites can be a long way from an appropriate recycler or landfill, and hauling is priced by cycle time. On-site crushing of clean concrete, where the site can accept the material as fill, is worth pricing out on larger jobs.
Abatement. Older manufacturing means transite, pipe insulation, and roofing felt. Get the survey done in week one — it gates the permit and the ten-day notification.
Permitting
Marion County and the City of Ocala run demolition permitting on the standard Florida framework: licensed demolition contractor, asbestos survey submitted with the application, NESHAP notification with a ten-working-day clock, and documented electric, water, sewer, and gas disconnects. Rural parcels on well and septic have their own closure requirements for those systems — do not assume "no utility" means "no paperwork."
